“Little Things Mean A Lot”

This B&B is well-located for a visit to Cooperstown and you can walk to almost everything - The Baseball Hall of Fame, the Otesaga Hotel, the lake, restaurants, even the Farmer's Museum and the Fenimore Museum if you don't mind a good mile walk.

The bedrooms seem to vary in quality - I have heard that some are redone, but ours had a very rundown bathroom. The bedroom itself was comfortable. Overall, okay. Ask about the specific room you will get.

The little things that would help a lot:

1) Make decent coffee - the color of the coffee was that of weak tea and it had no flavor. All of the guests agreed that it was necessary to run into town for a real cup of coffee after breakfast.

2) Most B&B's make coffee available in the morning before breakfast. Here, breakfast is at 8:30 but nothing is available before that - not even hot water.

3) If you insist that all guests be there at 8:30 sharp for breakfast, be ready - don't keep them waiting for 15 to 20 minutes.

4) Don't make the dining room inaccessible at night if that is where you keep the hot water for tea and instant coffee. If a guest comes in late, they might like a little something.

5) Have nice guest soaps and shampoos. That big bar of harsh deodorant soap is not very inviting.

That said, the owners do try to be helpful and I am not surprised that many guests enjoy their stay. We would probably not return but for many people this will be a good and economical choice in Cooperstowm.

“Everything Was Enjoyable”

I stayed at the Phinney House for two nights with my 9-year old grandson. We had a wonderful time at the B&B and in Cooperstown. The B&B is a close walk to everything in town which made it convenient to go and come at our leisure. The breakfasts were special and my grandson really enjoyed the Dutch Apple Pancakes our first day. Jim was the face we saw most of our stay and he was very friendly and helpful about where to eat and what to see. I definitely recommend the Phinney House for adults and for small families where the children are old enough to appreciate that a B&B is someone's house and different from a hotel.

“You can't go wrong with the 1805 Phinney House”

Just spent Memorial Day weekend in Cooperstown. It was my first trip to Cooperstown since I was about 12 (now 30).The wife I decided that we would try a B&B for the 1st time. I had two crieteria as I searched for a B&B. One was that it was close to Main Street (The Heart of Cooperstown) and the hall of fame and two that it had good reviews on Trip Advisor. All of the top 10+ rated B&B on TripAdvisor had good reviews and the top six were all in the right location. So I started calling to try and get a room about a week before memorial day. I went down Trip advisors list starting at #1 and every B&B was booked until I got to # six rated 1805 Phinney House. I was able to get through expedia the last room available in the house The "Glimmer Glass room" for Sat and Sun night. I checked out the Phinney House web site and the pictures around the web. I liked the fact that the house boardered Doubleday Field and its history.
Upon arrival at he 1805 Phinney House, we were greated by Jim and Charlene Vrooman, the owners. I noticed right away that the inside was much nicer then i expected based of the website pictures. The web site really does not do the Phinney house justice. It has an old Country charm to it and is very well kept. The loctaion was great 1 block 2 min walk to main street and the hall of fame. 2 min walk to great places to eat such as Nicolettas, Doubleday Cafe, and the Cooperstown diner. Also a great bar named Cooleys was a 1/2 block away. The only time I got in my car was to go to the brewery which was about a 8-10 min drive. We also took the trolley which picks up at the hall of fame ($3 per person) to the farmers musuem.The breakfast that Charlene made each morning was unreal, it was a homemade gormet meal. There is a picture floating around trip advisor of one of her waffles, check it out because you can expect breakfasts like that everyday of your stay.
The rooms all have private bathrooms ( a plus ) However, the only thing i wish the phinney house had was TV in the bedroom, but I hear its rare for B&B'sd to have that.
You will read on trip advisor a review of the Phinney house called “Pretty Darn Disappointed” please don't listen to this guy. some people just nit and pick at every little thing. I own at Hilton grand vaction club and have been to Aruba and Hawaii at 600 a night hotels. The Phinney house is not a 600 night hotel. But, If you are looking for a B &B with great loction, private parking, private bathrooms, fabulous Breakfasts, nice personable hosts, and a country feel then this is the place for you!

We recently spent our first night at a quaint B&B in Cooperstown. We were focused on heading the the Baseball Hall of Fame and popping in and out of the local shops, but we were amazed at how quickly Jim and Charlene at The Phinney House both made us feel at home as soon as we entered the house. They were so hospitable. And they know a thing or two about their town too.

Their tips on where to eat were spot on – not only for us but for the other guests as well, as we found out when we returned after dinner to a lovely gathering in the living room by the fireplace - it was a treat.

And no review would be complete on The Phinney House without saying how delicious the breakfast was. Leading up to it, the other B&B'ers who had stayed there before had raved about how unique and tasty the breakfasts were, and Jim and Charlene did not disappoint. The maple walnut scones and blueberry / cream cheese filled french toast were outstanding. All in all a fantastic first stay at a B&B.

Not only were the hosts super friendly and knowledgeable of the area, the place was immaculate! The service, superb and the breakfasts delectable. We knew immediately that we had found a good thing when we found the 1805 Phinney House and our stay only confirmed it!

If there's rooms available, you need to look no further. The property borders Double Day Field (rooms with a view too) and is just a quick walk to the Hall of Fame and the rest of Main Street. Every need was quickly attended to with an apparent "pleasure to serve" attitude. We really couldn't have asked for better accommodations if we stayed with our own family. They even sent us off with a loaf of home-made banana bread!

Just one suggestion to my fellow travelers. Call them personally for their rates and specials. We got the baseball package and it was an exceptional value. Looking forward to staying here again so that I can make the most of my membership.
